Dubai Municipality Warns Engineering Firms for Inflated Villa Designs and Violations of Dubai Building Code

Dubai, UAE (August 27, 2025): Dubai Municipality has officially issued warnings to several engineering consultancy firms after discovering exaggerated structural designs for citizens’ villas. These violations not only breached the Dubai Building Code but also led to unjustified cost escalations, prompting stricter measures to ensure compliance and protect property owners.

Engineering Firms Warned for Violating Dubai Building Code

On August 26, 2025, Dubai Municipality confirmed that multiple consultancy offices were engaged in practices aimed at artificially inflating construction costs. By adding unnecessary structural elements without sound engineering justification, these firms directly violated the approved standards under the Dubai Building Code.

Dubai Municipality Reaffirms Commitment to Cost-Efficient Construction

Eng. Maryam Al Muhairi, CEO of the Buildings Regulation and Permits Agency, emphasized that the Dubai Building Code is not just a regulatory requirement but also a professional and ethical responsibility.

“The goal of the code is to ensure construction quality while reducing unnecessary costs. We continuously monitor engineering offices and contractors to prevent unjustified expenses for property owners,” Al Muhairi said.

She added that monitoring includes close scrutiny of key construction materials such as steel, ensuring their efficient use without compromising safety or quality.

According to Dubai Municipality, repeated violations will negatively affect the annual evaluation of consultancy offices and may lead to disciplinary actions, including suspension of licenses.

Previous Disciplinary Actions Against Engineering Firms

Earlier this year, Dubai Municipality suspended two engineering consultancy firms for six months and prohibited them from licensing new projects after finding serious violations of professional ethics and engineering standards. These actions were deemed harmful to both property owners and real estate developers.
